What is BIM?

BIM (Building Information Modeling) is a process that involves creating, sharing and managing digital features (called digital information models) throughout the lifecycle of a building, from the design concept stage to completion and operation. The building in question is understood as a construction project or industrial product.

The special feature of BIM is the ability to combine both 3D images of the project (such as size, shape, location of components such as columns, beams, floors) and accompanying detailed information (such as material types, specifications, costs) in the same model. In other words, it not only shows you what the building will look like, but also provides complete information about how the building will be built and operate.

This helps project participants (architects, engineers, contractors and investors) to coordinate easily and make more accurate decisions, minimize errors, save time and optimize costs.

Simply put, BIM is not just a 3D modeling software tool but a Comprehensive workflow, helping to improve efficiency in the fields of design, construction and operation of works.

BIM was developed from the idea of digitizing the design and construction process. Since the 1970s, CAD (Computer-Aided Design) technology was born and became the foundation for BIM later. However, CAD only focused on 2D and 3D drawings without integrating information data like BIM.

The major turning point for BIM occurred in the early 21st century when software companies built specialized platforms (such as Revit, ArchiCAD) that integrated not only images but also information data into the model.

  • Innovation in working methods: Convert from paper drawings to comprehensive digital models.
  • Enhanced coordination: BIM creates a “common language” that helps project stakeholders understand each other's requirements and tasks.
  • Reduce errors and costs: Thanks to its visualization and simulation capabilities, BIM helps identify potential problems early in design and construction.
  • Visualization: All information in traditional 2D drawings is comprehensively visualized with BIM from architecture, structure, MEP, etc.

Currently, BIM has become a mandatory standard in many countries. In Vietnam, according to Decision 1004/QD-BXD year 2020 on approval “Digital Transformation Plan for the Construction Industry for the 2020-2025 period, with a vision to 2030" issued by the Ministry of Construction, mentioning the application of BIM model for construction projects.

Previously, BIM was not too unfamiliar in large constructions and public investment projects, typically: Landmark 81, Crossrail subway line (London, UK), Tesla Gigafactory (Nevada, USA), VSIP Industrial Park (Binh Duong), Changi Airport Terminal 4 (Singapore), Viettel headquarters building, etc.

However, currently, civil works - individual houses rarely have the presence of BIM and XHOME Saigon is a rare unit that brings this solution to individual works such as villas, townhouses, to provide services. xây dựng nhà trọn goi effective for individual customers.

The deviation of final settlement after design and construction compared to the initial investment estimate is about +/- 3%. Minimizing the risk of cost increase for the investor.

Cost-saving
1 %

Cost savings for the entire construction process up to 10% compared to not applying BIM.

Design changes
- 1 %

Reduce 40% of project design change requests compared to not applying BIM. The investor and design unit save 40% of design time.

Construction progress
- 1 %

7% reduction in overall project implementation schedule. Save time and opportunity cost.

Estimate time
- 1 %

Reduce 80% of budget preparation time, investors receive budgets up to 80% faster than traditional methods!

The above information comes from a study by the Center for Integrated Infrastructure Engineering (CIFE) at Stanford University, USA on the application of Building Information Modeling (BIM) in construction projects bringing many significant benefits. CIFE conducted research on 32 projects using BIM and gave the above quantitative results.

Benefits of BIM process for you

IN SHORT BENEFITS OF BIM ARE

Customers can now monitor the actual progress of each step of the project through 4D BIM Video. The investor clearly understands each operation shown visually through the video, from the organization plan to the on-site construction work of the underground and above-ground parts, all are shown in detail, with full description and attached time.

Many studies have shown that BIM helps to adhere to the total estimated investment with up to 97% accuracy, minimizing the risk of cost overruns for customers. The reason comes from strictly controlling errors from the design stage, avoiding wasting costs to fix construction problems, providing estimates and types of materials right from the design stage to find cost-effective solutions for homeowners.

Any design changes or site changes are updated to the investor immediately with just one click. Ensuring freshness, avoiding the risk of missing information and discrepancies between many parties involved in the project, helping the investor easily monitor for convenient maintenance and renovation work later.

BIM will provide an intuitive 3D model, helping customers visualize from the overall design to each component. Visualize the entire architectural design documents, MEP, structure, etc. into a 3D model. From there, homeowners can easily observe and quickly understand the entire design, making it more convenient to discuss design adjustments to avoid adjustments arising during construction.

From the model handed over to the customer, with just a simple operation, you can immediately receive all the information of the detailed components such as: Material type, size, origin, brand, etc. Helping the homeowner understand the information of construction materials easily, intuitively and completely.

Why is BIM becoming more popular?

?

BIM is increasingly popular and widely applied in the construction industry due to the following outstanding advantages:

  • High accuracy: BIM allows for the creation of highly accurate 3D models that clearly show details such as dimensions, materials, and structures. In addition, this technology helps predict potential problems, such as clashes between components (clash detection) early in the design phase.

  • Effectiveness in project management: BIM helps teams work on the same common model. Information is updated synchronously and accurately, avoiding information errors between stages or stakeholders.

  • High coordination ability: One of the strengths of BIM is its ability to create a collaborative environment between parties. From architects to contractors and owners, everyone can access, update and share information in real time.

  • Save time and costs: Early detection of errors in design and construction not only saves on repair costs but also significantly reduces construction time.

  • Comprehensive information integration: In addition to 3D simulation, BIM also integrates elements of time (4D), cost (5D), energy (6D), and operations (7D), helping to manage projects more effectively throughout their life cycle.

XHOME Saigon's BIM department will accompany you.

After a period of establishment and official operation, 100% of the personnel related to the project participate in the BIM process. The following are some typical tasks that the BIM Department of XHOME Saigon will participate in the value chain of XHOME Saigon's services to customers:

01

1. Project initiation

After the customer signs the design contract, the BIM department architect will receive project information and requirements from the investor.

  • The BIM department immediately develops detailed plans and creates a central repository (CDE) to centralize all project-related information.
  • The Architecture, MEP (mechanical and electrical) and Structure departments work together to determine the progress of the model design.

02

2. Design phase

  • The BIM department builds the base model, which is then developed into a detailed model.
  • BIM begins to control conflicts between technical systems, while accurately extracting the required quantities of materials.
  • Create a complete project model with a visual 4D BIM video of the construction progress sent to the customer.

03

3. Construction phase

  • The BIM department participates in surveying the current status of the construction site, ensuring everything goes according to design.
  • If any conflicts are detected, BIM will promptly provide timely solutions to avoid affecting the progress and quality of the project.

04

4. Delivery and after-sales service:

Upon completion of the project, customers receive a “Construction Information Model”, a valuable digital document that helps them easily manage, maintain and even renovate the house in the future.

Case study: BIM application for 800m2 Tan Phu villa

Project of 1 ground floor, 3 floors villa with an area of 800m² in Tan Phu, Ho Chi Minh City, designed and constructed by XHOME Saigon from architecture to interior.

This is a project that requires high precision with a large level of investment from the customer. Although there are many utilities, the design, construction and land status factors are quite normal in technical calculations. Not too challenging in construction implementation.

XHOME Saigon has applied the BIM process right from the early stages of the project.

  • Data storage and management: BIM models integrate information from architecture, structure, and MEP systems, helping to track the entire implementation process. Investors directly experience the model, supervise operations, and monitor construction work using the comparison model...
  • Visual support for construction progress: 4D BIM video presents detailed construction progress, each field operation is handed over to the investor.
  • Conflict Control: BIM department detects and warns, helping design departments handle 42 conflict points early before the construction phase.
